The situation
An owner had inherited long-standing rooftop and equipment leases across several hotel properties. The agreements were treated as background paperwork, renewing year after year with no one reconciling them against what was physically installed.
What we found
Our audit surfaced a gap between the paperwork and reality — equipment on the roof that wasn't on any lease and was never billed, liability the owner was carrying unknowingly, and revenue the property was giving away.

We documented every discrepancy, reconciled installed equipment against the agreements, and renegotiated the leases — capturing the unbilled usage and closing the liability gaps.
