Idle Rooftops, New Revenue

A portfolio of rooftops sat idle — treated as mechanical space rather than the revenue-generating assets they could be.

The Situation

An owner held a portfolio of buildings whose rooftops had never been evaluated as commercial assets. Carriers and operators were expanding coverage in the same markets, but no one on the owner's side was packaging or marketing the space.

What We Found

We assessed each rooftop for structural suitability, sightlines, access, and carrier demand, and identified which locations were genuinely marketable — and what they were worth. Several were prime candidates that had simply never been offered to the market the right way.

What We Did

We packaged the viable sites, took them to carriers and neutral-host operators, and ran a competitive process on the owner's behalf — negotiating lease terms, access, and escalations that protected the property while maximizing value.

The Outcome

Previously idle rooftops became active leases producing recurring income, turning overlooked space into a durable line of revenue across the portfolio.
